We stayed at this lovely cottage at short notice after a booking cancellation. From the start to finish the process was fantastic. The cottage is lovely and decorated to a great standard. The furnishings are quality and the living spaces downstairs and upstairs really work. There were 7 adults and 2 children and we all loved the space and the comfort of the lounge dining area and snug. The hot tub was a real bonus and we used it most days. We got lucky with the weather and spent 34 days at the many different beaches in the area. Mortehoe is a great little village with 34 different places to eat if you want to stay local and the locals are friendly. Woolacombe takes around 30 minutes walk however the views are stunning and when we did walk we enjoyed looking at this and breathing the sea air. If you didnt fancy the walk there is a bus. We would definitely recommend Rosebank cottage for a larger group such as ours. One last mention for Teresa the housekeeper who was friendly helpful and accommodating throughout our stay. We felt looked after and welcomed. A wonderful house and holiday had by all.

Rosebank Cottage was perfect for our short stay with our extended family of 12. Morthoe is a lovely quiet village with 2 great pubs and a tearoom. The walk to the fab beach was tricky for some members of our group but was certainly worth it. Would crrtainly recommend this area & this property.

We had a lovely week in Rosebank. However upon checking for another booking next year was rather alarmed to see the price difference from the first week of the school holidays to the last

Property available early on arrival day, lovely welcome hamper including treats for the grandchildren and the dogs. Location for Mortehoe and the coast path excellent, Woolacombe is a 30 minute walk and all uphill on return, but put the steps in to go to further end of beach where there is plenty of space. Overall thoroughly recommend. Parking is tight but our cars worked together to push across tight and it was fine. Residents in no2 cooperated as well over the weekend when they had a car there. We had a fourth car and used the Mortehoe village car park for a 35 weekly pass which could also be used In Ilfracombe.

This beautiful and well equipped cottage was perfect for our yearly gathering of friends. It was the ideal layout of bedrooms and communal space. The kitchen was well equipped and the hot tub was great size. This was also a good location for local walks and scenery

Thankyou for a great week staying in your cottage. Location and views are just perfect and in reaching distance of costal walks nearby, beach, restaurants and pubs. The cottage was very clean, warm and the kitchen was stocked with more than you need. Many thanks

Two toilets on the upper floor were blocked because the flushing systems did not work properly not a pleasant situation to deal with. A call out was made and advice on managing the systems was given. The oven grill did not work. The en suite extractor fan on the first floor was noisy and remained running for a long time after toilet use at night that meant sleep was adversely affected in that bedroom and the one above. Parking for three cars if 2 Rosebank had been occupied would have been optimistic.

Lovely cottage in a lovely village just a short stroll away from dramatic coastline walks and a 10minute drive into Woolacombe. Lovely welcome pack with milkicewine coffee pods teabagscrispscakes and biscuits and some treats for the dog. Ample comfortable seating in the 2 lounges with some games available to play. Large dining room table with ample seats however dining chairs could be better quality as they were a little low for the table and not padded enough. Kitchen is very well supplied with equipment probably the best supplied kitchen we have ever had in a holiday let. Master bedroom is lovely with the slipper bath overlooking the views. Plenty of bathroom facilities for a larger family. Garden area was slightly disappointing with just a smallish square of artificial grass which the dog did not like playing on at all. However overall this is a lovely cottage set in a nice village with handy storespubs and a lovely little bistro Miss Feas and we would definitely consider returning in the future. The coastal walks from the cottage to Bull Point lighthouse or in the other direction to Morte Point were beautiful albeit requiring a reasonably good level of fitness.

The house was perfect for us. There was plenty of room, well equipped kitchen, lots of bathrooms. The lay out of the communal rooms was very well thought out and ten of us did not feel cramped at all. There was a lovely welcome gift of wine, crisps and cakes etc which was unexpected and a great addition as we arrived. Overall, we thoroughly enjoyed our time here.

Perfectly placed in Mortehoe with good access for walks,pubs & beaches. The house was lovely and apparently dog friendly. I would say the garden was not really suitable for dogs as paved over and a small patch of fake grass, but a footpath literally next door takes you out onto moorland so not really a problem. Good for little children. At the price we pay I expect to have spare bin liners, spare toilet rolls and a washing up brush provided. There were none, and also there should have been hand soap in all bathrooms. I believe in the literature provided it says parking for 4 cars. We had 3 and luckily the other property was empty so we had no problems. But the numbers for each house implies there is parking for 6 cars. Maybe years ago when we all had smaller cars, but now that would be impossible. Perhaps if the wall was knocked down it might take 6 all parked neatly in a row. Otherwise, it was really lovely and we all had a lovely week.

A deeper clean would be more appropriated lots of dog hairs on the sofa and lots of dirt in the corners of the rooms, it was clean in general but could tell it was a quick clean! Only one jet was working in the hot tub and reading the guest book it looks like it's been like that for a few years! massive shame. Welcome pack was a very thoughtful surprise. Location was great and size of property was fabulous. Parking was interesting! Should probably mention the tightness of the parking and that if you need car one or two out you need to move all 3! a fairly simple solution would be to move the unnecessary wall, that would be much easier. Overall lovely stay and place just a few changes and it would be perfect!

House is so lovely. Rooms all very spacious and ensuites really great. The main bathroom is huge which is another plus. Social areas kitchen, dining, 2 lounges were all large and a brilliant place to congregate. Location is so quiet. Teresa was super easy to contact and really helpful. We did find the car park small and had a slight issue with someone using it when we were advised we had all spaces for the weekend. It meant we couldnt park there one night and had to ask for it to be moved the next day so we could use our car. However, Teresa did respond so quickly with this query and it got sorted straight away! Bedding and towels great. Really enjoyed the hot tub and we had perfect weather so we could enjoy the garden. We were a group of friends in our late 20s and are already saying wed love to all return!! Thanks for having us x

Rosebank Cottage is a lovely place to stay. It isn't easy to find properties for large groups but this was ideal for our family of 11 adults to spend the week together and the configuration of the bedrooms worked perfectly for us. The cottage was as described and stocked well with crockery etc. The welcome package was a lovely touch and much appreciated. Parking for 3 cars was also very useful, although not the easiest at times to park as the cars in the other spaces no.2 weren't always considerate.

We had an amazing time at Rosebank Cottageour second visitand we've already booked for next year! It's a beautiful house with stunning views, and the openplan living space is perfect for multigenerational families like ours. There are fantastic walks and beaches nearby, making it a great spot for everyone to relax, explore, and enjoy time together.

Lovely house, everything was perfect! Very well equipped and comfortable with great showers. Thank you so much for the welcome treats. We had a text message from the housekeeper to let us know when the house was ready which was nice. We had lovely weather when there so we were out a lot but really enjoyed the hot tub when we did use it. Think worth mentioning that the car park was quite tight for large vehicle.

We had a wonderful stay at Rosebank Cottage a three generational family group, there was plenty of space to spread out. Mortehoe is a great location to stay in and Rosebank a well equipped cottage. It would have benefitted from a few more basic items eg washing up liquid, clingfilm things that make life a bit simpler in the kitchen. Other than that, rooms and bathrooms and living areas all v comfortable.

Could not fault in anyway from the cleaning service , hot tub general maintenance and the owners who were also very helpful. A big family holiday with ages ranging from 4 months to 80 and everyone really enjoyed holiday and great memories fantastic property.

We were a group of 7 and really enjoyed our stay here. It was peaceful, well furnished, walking distance from the coast and there was off road parking. We also really enjoyed the local tea rooms at Town Farmhouse. We were a bit concerned about the hot tub because of a previous review on here, but I spoke to Tracey the property manager for a good 20 minutes before we arrived and she took me through the extensive cleaning process they do for the hot tub for each time new guests arrive and they are very thorough. We used it multiple evenings and had no problems nor were there any smells. Just shower before and after you get in, and if you stay longer than a few days go for the midweek clean standard hot tub rules which I dont think the previous guests followed. Only thing worth mentioning is the house is a bit light on basic consumables like washing powder, cling film, loo roll etc so make sure to bring what youll need if youre staying more than a few days. Or alternatively there is a shop just down the road.

In the main, we had a lovely week in this property. The house is beautifully finished, well equipped and very comfortable. my only complaint from a comfort perspective, is that the beds are memory foam and covered in plastic protectors. I found them very hot for sleeping. The house does have some minor maintenance issues. The kitchen tap drips constantly and the hot tub does not work completely as some of the jets are nonfunctional. More worrying was the fact that the hot tub had not been maintained properly. We all got folliculitis, which is known to be caused by a particular bacteria buildup in hot tubs. There was a smell of rotten eggs, emanating from the tub after a few days.

Lovely property with everything thing you could wish for . My only comment would be the mattress protectors are like sleeping on plastic . I understand why they are needed but not nice and I suppose cannot be helped. Otherwise everything perfect.

This property fit our groups needs perfectly. Everything as described and it is a beautiful house. Plenty of space for 10 people and a dog. A good variety of cooking equipment which allowed our group to cook several meals and a full English breakfast. The best beech is woolacombe beech which is about 35min to walk but only a 5 min drive. Car parking is paid for but 5 for the day at the main car park. I would definitely come back! Thank you for having us.

Generally the property was adequate, clean and tidy. Parking was a problem, the number of parking positions was not clearly advertised. Dinning room chairs were too low, bed not very comfortable.

We had a lovely stay in Rosebank Cottage. Very comfortable and well equipped for a large group. We were a family and cooked in most nights but had delicious fish and chips from the chip shop in the village one night. The walk to the beach is a hike but the pubs in the village on the way back provide welcome refreshments. A great place to stay and will return.

This is our second visit, and we will definitely return with our family, we love the house its everything you need in a holiday home. When we arrived it was spotlessly clean and very tidy and inviting. We met the lovely Theresa on as we were leaving, top marks to her for the effort she puts in and the pleasure she has leaving the house so well prepared. Thanks also for the treats left on the fridge for us.

The location was very good and the property suited our requirements however hot tub was not working properly although we reported it, it was not fixed during our stay. The outside furniture had seen better days and not adequate party of ten. The only other minor point there was a tin opener that was completely useless. There also needs some clearer instruction on recycling waste. When we reported the problem the property contact resolved it very promptly.

Lovely property, good size for large party. Stunning location. General cleanliness not good, especially during these covid times, toothpaste splashes around basins, dust and dirt on skirting and behind toilets and toilet seat lids, bits on carpets, and a few bits of debris under beds and sofas from previous occupants and generally dusty. Worst of all to my horrror when stripping sheets off on leaving as requested found the mattress cover on my bed in master bedroom was heavily stained with bodily fluids from previous occupants and also on one of the beds on the second floor. No liners in bathroom bins and only one bathroom had a toilet roll provided. Outside bins contained a large amount of rubbish and recycling from previous occupants thereby leaving little space for our accumulated Christmas rubbish and recycling. Recycling instructions were rather vague. Some of the non stick saucepans were badly scratched which caused specks of non stick material to infiltrate food whilst cooking and finally we found the provision of cookware and dishes rather inadequate when cooking for a large party.

I booked Rosebank Cottage after looking at many properties on the website. Stunning location and property which 100 had the wow factor when we walked in. Tracy had kindly left two cakes and plenty of coffee which was welcomed after a long journey. The house took 11 of us easily ranging from aged 1 to 71. The cot and highchair were available as requested and the hot tub was spotlessly clean. The bedrooms are beautiful and the underfloor heating a real treat for the cold weather. A perfect stay to celebrate my 40th with all my family. Thank you!!

We were a party of 10 ranging from 4yrs up to 78, every one of us thoroughly enjoyed our stay at Rosebank cottage Mortehoe. The cottage was absolutely beautiful, the decor throughout was lovely, the beds were comfortable and the cottage was nice and spacious which was welcome with 10 of us. The cottage was fully equipped with all the necessary pots and pans, crockery, cutlery, utensils all in all the facilities were great . Just a 5 minute drive from Woolacombe, their are stunning sea views, we went to a lovely family run pubrestaurant called The Jube, which we would highly recommend. We were really impressed with our stay at Rosebank cottage and would definitely recommend it

Rose bank cottage is a fabulous cottage with great facilities . The only problem we had was the WiFi was too weak for 10 people , with one trying to work on a laptop .

Rosebank Cottage was a wonderful base for our family to gettogether. The cottage is beautifully appointed and decorated and the bathrooms are particularly splendid. The kitchen and dining area were well equipped and meant that we could dine in style. The hot tub was a lovely addition. However the cottage is badly let down by the terrible beds and bedding! Broken slats, rustling sweaty hot plastic mattress covers, lumpy pillows none of us slept well! I appreciate that by the end of the season some wear and tear will have occurred but I see that other reviewers pointed these faults out earlier and they could have been rectified.

I stayed with a group of friends and we had a lovely week at the cottage. It is only moments from the village and a short walk to the beach. As others have pointed out the parking is a bit tight but you soon get used to it.

Had a fabulous week. Arrived to tea, coffee, sugar, milk and cake which was a lovely touch. There are always things which can be criticised but at the end of the day this is a holiday home and for a week you can always make do! A few more wine glasses and fizz glasses would have been good

The location was brilliant rather hilly in the area just to be mindful of. The house was beautiful and I think the hot tub topped it off. A lovely holiday and we was blessed with good weather. Highly recommend
