Bay Tree Lodge 35 is a lovely property in the backdrop of a wonderful setting. The property boosts from a large hot tub and a jacuzzi. The kitchen is well equipped with pot and pans and the bedrooms are kept warm with radiators. The property is under new management who are very accommodating and easily approachable. The photos dont do justice to the amazing property. We enjoyed every bit of our stay and plan to return soon.
Absolutely lovely property, large kitchen and sepearte lounge area. Large enclosed safe garden for our dog. Very quiet area. The main reception area is closed but that didnt bother us. Lovely large bedrooms plus a jaccuzzi. Easy check in and check out. Perfect for our trip, thank you.

Had a surprisingly good stay considering the previous reviews. Six adults and three unders fives. Fantastic location, great garden & hottub. Shame the site facilities originally advertised were not available and we weren't advised. Main bedroom at the far end in need of a good clean lots of spider webs. Trying to disguise the smell in the corner kitchen cabinet with an air freshener wasn't ideal as it tainted all the items in there which needed to be throughly washed before use. The shower was loose with ensuite bedroom. Bathroom sink loose in main bedroom ensuite. Crockery and large drinking glasses were a bit on the short side considering the amount of people staying. No response from owner when asked questions re' previous reviews but Sykes not very responsive either. Only four dishwasher tablets left for a weeks stay. Welcome pack was underwhelming which included a miniature bottle of wine for six. Just a few touches and a bit of TLC could make all the difference.
Cleaners need to do a better job, cobwebs everywhere especially in the bedrooms, sticky surfaces, red stains on floor in bathroom, eyelashes stuck on the wall. No blinds or curtains in the lounge area, maintenance needs looking at, a few broken light fittings, outside needs tidying up, gardens overgrown. If offering towels, need more than one per person and offer different sizes example hand towel, bath towel and bath sheet.
Absolutely the worst holiday ever The property looks nice when arriving! But thats where it stops! The property is dirty multiple cobwebs in every room with active spiders, No facilities at site no bin collections no site maintenance, Property has missing lightsbulbs out No rear lights working Hot tub was dirty with scum and foam produced, Bed was broken to the extent we had to prop it up with books, No blinds in sitting room so unable to have privacy, Doors not locking, Windows blown Complained on arrival Sykes still not communicating with me even after multiple complaints Property owner contacted me personally with promises of repairs With only the hot tub being cleaned to a fashion but no other repairs carried out! Walked to reception which is closed as the whole site is in receivership since May! Sykes only said pool was closed! Would not recommended Sykes as customer service is non existent and the whole place is a ghost town! We actually left a day early as the bedroom and bathroom we stayed in was infested with flying ants which was the last straw! I will be seeking compensation as this wasnt a holiday but an absolute bloody nightmare! Never again!

We had a wonderful week away! The setting is so private and peaceful with beautiful views around the park. Lovely location for nice long walks. The area has lots of hills, and breathtaking scenery. There were a few niggles that I have fed back to the property owner, that did not detract from our holiday. Basic kitchen utensils provided, all towels and bed linens. Big comfy sofas and plenty of stools to sit at the kitchen table. Selection of games and puzzles provided. Bed set up as described. Two king size beds one with bath and toilet en suite, one double with a shower en suite, one twin room and one main bathroom with both bath and shower. Seemed to have a tv in most if not all! bedrooms, bedside lamps etc. washing machine and drying rack available which was nice. Fridge freezer huge! Thank you.
We had a great holiday thank you. Unfortunately, the lodge and the neighbours were a problem. One of the bathrooms smelt very bad. All of the showers are dirty with mould. One of the bathroom sinks was loose. Many of the small floor tiles are loose grandchildren hazard. Flooring has lifted by the fridge trip hazard. Dish washer did not work we left some plates in it my wife cleaning out 3 handfuls of mould food from the machine but still didn't work. Corner kitchen cupboard smelt of mould and actual mould on some pots. We had to clean the burnt frying pan and saucepan. A hoodie left in the cupboard. Socks found under a sofa. Ice cream left in the freezer Nut allergy hazard. We complained direct to Park life for the neighbours extreme loud shouting parties until 2am ish in the morning for 3 nights running. So, unbearably bad in all.

Lovely spacious Lodge with everything that you need for your holiday. Some areas ready for upgrade especially the bathrooms and windows but would still recommend as it was very clean and situated in a lovely area. The hot tub was great and cream scones on arrival a lovely touch.

The piles of dog poo in the garden was a huge disappointment. We had four children aged 8, 6 & twins aged 2. One reason I booked 35 was because of the safe outdoor play space. Having been cooped up in the car the children were desperate to play outside BUT they couldnt because of the dog poo. The information gave Tel 1 and Tel 2 as contact BOTH were the same number. When I phoned the woman said she was in Portugal. How much did that cost me?? Fortunately the problem was dealt with the next day. But the children really missed out. There were several loose tiles on the kitchen floor. No instructions for the dishwasher. The bolt on the door of the lower bedroom was unusable as it was not aligned. These things could easily be rectified. The Lodge itself was lovely, well equipped and ideally situated for Watermouth Castle. As I paid in excess of 800 for 3 nights, I think it is pricey. Am I eligible for compensation? Alison.

Beautiful location and lovely lodge, should mention the steep steps on entry as 2 of our party had recent back and hip operations but we managed. The two showers could do with a deep clean. On the whole we found everything we needed, the scones on arrival were very welcomed and the hot tub was truly amazing! We had a lovely time very quiet and relaxing holiday and would recommend
